ABOUT ME

I’m Mike Grimaldi, a New York State licensed home inspector and lifelong Western New Yorker. I’ve been licensed since 2022 and live in the Kenmore area with my wife, son, and mini-Berne-doodle. I serve clients from Lockport and Niagara Falls down through the Buffalo area to Hamburg and Orchard Park.

I started in the real estate industry when I was 14, working under a local investor and learning the basics of the business. That early foundation led to years as a local real estate investor involved in property management and hands-on home improvement. Those experiences gave me a practical understanding of how homes actually function over time—what holds up, what tends to fail (specifically in our area of NY), and what matters most when you’re deciding whether to buy, sell, or improve a property. My background in commercial real estate risk and asset management further shaped how I look at buildings: I know the kinds of issues that affect value, financing, and long-term ownership, so I focus on the details that help you make a clearer decision.

In addition to residential work, I travel nationwide to inspect large multifamily properties. I’m credentialed in CRE inspections, which gives me specialized training in evaluating the systems and components common to residential and multifamily buildings of all shapes and sizes. Whether it’s a single-family home here in Western New York or a larger multifamily asset elsewhere, the same principle applies: clear, thorough information so you understand the property before you move forward.

Every home inspection follows the New York State Standard of Practice and includes a detailed written report covering the home’s (or building’s) major systems and components, along with any material defects I observe. I went beyond the basic licensing requirements and passed the National Home Inspector Exam because I wanted a stronger foundation in building science and component evaluation. Homes and buildings in our region—and across the country—vary widely, and each one has its own quirks. I take the time to explain what I’m seeing so you walk away with a clearer picture of the property, not just a list of findings.

My goal is straightforward: give you an honest, thorough assessment so you understand your investment better before you commit. Whether you’re a first-time buyer, an investor looking at multifamily, or a seller preparing a property, I’ll treat the inspection the way I’d want someone to treat one on a home my own family was considering.

If you’d like to schedule an inspection or have questions about a property, I’d be glad to help.
